Residential Booms in Downtown Tulsa

Residential offerings in downtown Tulsa are in a state of constant growth, with new options seemingly always on the horizon. Two current examples are the Flats on Archer, nearing completion in the Tulsa Arts District, and the Cosmopolitan, overlooking the Arkansas River.

The Flats on Archer is an upscale apartment complex that will feature one and two-bedroom units ranging from $1,200 to $1,900.

The project is located at 110 N. Boston Ave., with all units planned to come available in August, says Howard Aufleger, of Partner, SattCom, LLC, the project developers.

The Tulsa Arts District’s continued revitalization was a catalyst for our decision to locate the project in that area, continues Aufleger. “It was equally as important to choose an area where we could help boost the local economy.

“We understand that housing is an essential element for success when it comes to revitalization. We’re happy to offer something unique to the district that wasn’t currently being offered.”

A number of units have already been pre-leased, and Aufleger expects that demand to hold as the project reaches completion.

The units feature open floor plans, private balconies, smart technology capabilities and high-end features. Property amenities include a multi-level fitness facility, executive center, remote access garage parking, pet-washing station and a rooftop terrace.
A second, much-anticipated project near downtown is the Cosmopolitan, by Bomasada.

The apartment complex is located at the corner of Denver Avenue and Riverside Drive and will consist of 264 units in a four-story building. It will offer one, two and three-bedroom units.

Perhaps one of the most sought-after amenities of the project, Bomasada President and COO John Gilbert says, will be the rooftop swimming pool, which will be complete with fire pits and a lounge area that overlooks the Arkansas River.

Units will start at $1,000 and include stainless steel appliances and other high-end features, Gilbert says.

Residents will have access to various amenities including an indoor lounge area with TV’s, games, an internet café, kitchen and a state-of-the-art fitness center.
Bomasada also developed the Enclave at Brookside located near 41st Street and Peoria Avenue.

An interweaving theme in most of Bomasada’s properties is a water element, says Gilbert, whether that refers to a nearby body of water or incorporating a water feature into the complex. Therefore, Gilbert has been attracted to the Riverside property for some time, first looking at it almost 10 years ago. And even though the lot offers many challenges in both size and geography, he says, the lot’s proximity to both the water as well as downtown Tulsa and other areas of interest was too much for Gilbert to pass up.

Add to that the soon-to-open Gathering Place for Tulsa, which will be located less than a mile to the south, and the pedestrian and bike-friendly nature of the area, and Gilbert is confident in the property’s future success.

“We feel it’s the best site in town,” he says.

If construction remains on schedule, a few units are planned to be available in March of next year with the full property open by the end of 2019. Pre-leasing will also be offered, he says.
